Short Sale Processing and Negotiating

Dealing with a lender is one of the most difficult and frustrating things a person can ever undertake.  Sometimes it is impossible to find anyone who will even talk to you.  Many times they act indifferent to your situation.  You are dealing with huge companies that are unable to look at your circumstances and make a reasonable decision.  Instead, you must fight your way through the endless maze of requirements, the never-ending hurdles to overcome to convince your lender that they should approve your short sale request.

Our fees are as follows:
 
One percent of the sales price of your home if it sells and the short sale is approved, plus $500 for each mortgage on the property in addition to the first mortgage.

Bankruptcy

Nobody wants to file bankruptcy but sometimes it is a necessary part of your overall plan.  As a part of the Life Security Plan bankruptcy is one area that we will explore.  Even if a bankruptcy is not presently needed, it is important to have a plan just in case events conspire to force you to consider bankruptcy as an option.
 
While a bankruptcy might be a necessary option, you should not rush into a bankruptcy.  It is extremely important to determine the best time to file a bankruptcy and the type of bankruptcy that you would file.  In other words, you need a bankruptcy plan that takes into account all of the other financial issues that it will affect.  Your Life Security Plan will help you determine how a bankruptcy fits into your over-all plan. 


Loan Modification Processing and Negotiating

Every day it seems that a new initiative is announced by a lender or the government regarding a new plan to save homeowners from a foreclosure.  Unfortunately, many of these new initiatives have gone nowhere.  The lender says they want to work with their borrowers yet homeowners continually run into brick walls when dealing with lenders. 
 
Whether help finally comes from Washington or the lenders themselves, the homeowner is going to have to deal with a huge bureaucracy to navigate through.  Many will offer homeowners help, few are truly equipped to actually assit the homeowner and some will seek to take advantage of the homeowner.  AFM7 has the backing a the Nash & Lodge law firm, a well-known, reputable real estate law firm.  The lead negotiator is William J. Keyes, a respected real estate attorney for over 20 years.

Consumer Education

Afm7 has hosted a number of seminars dealing with the numerous economic issues that consumers are facing.  Our last seminar was the Anoka County Foreclosure Forum held on January 24th at the Bunker Hills Activity Center in Andover, Minnesota.  We had over 120 people attend, 16 exhibitors and 3 non-profits that took part in the event.  We had a panel of well-known attorneys who discussed the many issues facing homeowners in a declining real estate market and issues facing those individuals who are looking to buy a home that is facing, is in or has already gone through a foreclosure.
 
Our next consumer seminar is on March 7th at the Rogers Community Center.  There will be two presentations:
 
  • "Owning Real Estate in an Upside Down Market"
  •  "Buying Real Estate in Troubled Times"
